Havisham House is amazing and set in a fabulous location.
Havisham House is the perfect guest house if you are staying in Woburn. The decor and furnishings are simply superb. Adam, our host, was exceptionally kind and friendly, and was a pleasure to chat to over breakfast. Our room smelt lovely and the bed linen too, in fact the whole building smelt delightful, such an array of aromas. Light fittings, ornaments, artwork and furnishings are all top notch, far better than any show home, the whole place is a visual delight. The entire property was exceptionally clean, our room had a really good coffee machine, and our bathroom fitted with an excellent shower. The rear garden is also quite splendid, with an amazing collection of potted plants and an outstanding pergola, the perfect place to sit and relax in the lovely sunshine.

Absolutely the best
I hope to do justice here to my stay at Havisham House. I stayed for three nights to attend shows at The Sables. A very easy drive away.
Starting with the the house. It is absolutely beautiful. Not false note anywhere. The rooms are picture perfect. And the pictures on the web really do them justice. The house is immaculate.
Bedrooms are supplied with a range of teas, coffee, cookies. And there is a sitting room for guests.
The breakfast was continental with conversation. Perfect for us.
It is the best B&B I have ever stayed in. And I’ve stayed in many!!
But, despite all of this wonderfulness, without a doubt, the star of the show is Adam. His attention to detail is just amazing. A read of the Guest Information shows that.
But, it is Adam’s kindness and his interest in me and my friends that will stay with me. It was so much appreciated. Especially as I continued to demonstrate how unorganised I am!
I certainly feel I have left having made a friend.
There simply can’t be a better place to stay in the area.

A rare gem
I stayed here for 1 night with a friend. We had a very warm and friendly welcome from Adam. The rooms are simply marvellous and every need is catered for. The continental breakfast was superb. If you’re looking for a stay in Woburn, look no further than this property - you won’t regret it.

Beautifully decorated, spotlessly clean and accommodating, friendly host.
From the welcome at the door by the excellent host, Adam, to the friendly shared breakfast, our stay at Havisham House exceeded all expectations. The standard of the rooms, the decor and the facilities are 5* plus. Adam not only provides tea and coffee in the room, but a choice of tea, a coffee machine, butterscotch and cookies. The breakfast is on a long table in the lovely kitchen area and we greatly enjoyed meeting and chatting with the other guests.

Immaculate in every respect. Including the concept.
I don’t normally write reviews, but this property is exceptional, so I am making an exception. I’m generally quite sceptical about reviews, so the most important thing to say here is that all the other reviews here extolling the virtues of Havisham House and its owner, Adam, are in no way exaggerated. Discreetly tucked away behind an unpretentious door on the main road just as you enter Woburn, Havisham House is a wonderful oasis of comfort, charming décor, impeccable taste, and spotless cleanliness. The theme of the house is "Great Expectations," and it certainly lives up to them. Our room (Dickens) was wonderful, tastefully decorated with designer furniture and thoughtful touches: from the Kilner jars with different teas, coffee, biscuits, and sweets to an abundance of pillows and cushions. The king-sized bed was very comfortable, and we had a great night’s sleep. The view from our room looked down on Adam’s superb garden. Regrettably, the March weather (and brevity of our stay) precluded us from making use of it. Despite being early risers with a flight to catch on Sunday, Adam was up and waiting for us with the offer of breakfast. Sadly, a lack of time meant that we had to make do with coffee and toast. We left with heavy hearts at not being able to make more of our stay. If the opportunity arises, we are sure to return. We’ve already recommended it to friends. I often find that photos of properties on websites are deceptive. When you arrive, rooms are smaller than they look or, worse, showing signs of wear. Not so with Havisham House. It is so immaculate that you could be excused for thinking that the decorators only left last week. Adam assured us, however, that it was renovated seven years ago. Believe me, the photos on the website are not deceiving. Adam is a very diligent host, and I still can’t get over how clean it is. No matter how great your expectations, you won’t be disappointed.

It couldn't have been more perfect and I'm looking forward to returning one day!
This is a very special bed and breakfast run by a very kind and gracious man. The house is beautifully decorated and was warm and cosy on arrival, thank goodness, as it was -1 outside! The room was just perfect - the single beds were very comfortable and there was a wardrobe for coats and hung clothes. The bathroom was spotlessly clean. The shower was particularly nice with a large shower rose and shower gel etc for our use. The tea/coffee station was fabulous and fully equipped with all sorts.. including an espresso maker and very lovely biscuits! The breakfast was very generous and we were given a choice each day. Adam, the owner couldn't have been more welcoming, kind and caring.
Nothing could have been better. It was all absolutely wonderful! It was freezing cold when we visited but even the sky was blue and the sun was out in full

Great place to stay, a real gem.
After booking the Havisham House last minute, I was more than blown away with the place. The owner couldn't have been more accommodating if he'd tried. I had the twin room, which is well furnished, beds & pillows were really comfy, the decor was fantastic & the overall appearance of the place is wonderful. I would definitely recommend it to anyone who likes a bit of luxury whilst being away & a nice haven for couples to spend some time in & around Woburn too.
Nothing at all that I didn't like.

Perfect base for Silverstone
This was our 2nd visit to Havisham House, this time for 3 days as the location is ideal for going to Silverstone Moto GP.
The B&B is perfect, the house is tastefully decorated, spotless and has a character all of it's own but based on Great Expectations. Adam is an amazing host, so friendly and loves sharing his house with his guests; the garden is equally as good as the house, perfect to sit out on a summer's evening. The rooms are roomy with good facilities, we stayed in Dickins with a view over the garden.
Woburn has plenty of places to eat making Havisham House ideal as a base to explore the local area.

Home territory - but we never knew it could be so special.
We are going to repeat what others have said - it's inevitable. Adam has created a lovely place, homely but full of inspiring ideas, comfortable and welcoming but respectful of guests' privacy and special requirements. We had three delightful nights there, with the amenities of Woburn village just outside the door. If you do go, please don't forget to looks the the garden. We challenge any TV expert to improve on it.

An excellent place to stay
Havisham House is an excellent place to stay. When you see high scores on the booking sites you sometimes wonder if the reviews tell you the 'real' story. I'm pleased to report - Havisham House is one of those places that you hope to find on your travels, but rarely do. It certainly deserves its high scores and ratings on the review sites. The house has been refurbished to a very high standard and is an ideal B&B retreat for the weary traveller. The accommodation is spread over 3 floors. Our room, on the top floor, was front facing with nice views overlooking Woburn Park. The room was immaculately decorated with a relaxing rain shower shower in the ensuite bathroom. The bed was very comfortable and the room was decorated to a high standard (see pictures 12-13). The furnishings were colourful and complimented the colour palette of the room. Breakfast was continental which may not suit some, but cereals, toast and coffee was more than enough to fuel our onward journey. Adam, the host, was very welcoming during our visit and was helpful in suggesting places to visit whilst we were in the local area. Havisham House is certainly one of the best B&Bs that we have stayed at on our travels around the UK. Highly recommended.

Exceptional property & service at its best.
The location was great. The whole property has been exceptionally well restored with true commitment to careful design to the highest standard. The open areas were just as thoughtfully furnished as the guest rooms. The interior furnishings were beyond the expectations and surpassed the B&B /guest house standards. Having stayed in a five star hotel in Italy recently, the Havisham House's commitment to quality and dedication to making the guests truly comfortable during their stay were superior to the five star accommodation in its quality. The art works and accessories complimented really well to the design and made the whole house a real flagship to the craftsmanship and creative arts.

Luxurious home from home!
We made our booking only a few weeks before we stayed at Havisham House and asked if we could bring our Sprocker, PJ. Adam ( the owner) immediately called us from his holidays in Turkey to confirm the arrangements. When we arrived on Friday we were immediately blown away by the warmth of the welcome from our host Adam and his top quality home. Adam arranged for us to stay in Dickens on the top floor which had an entrance lobby where PJ could sleep. The room was luxuriously furnished and overlooked the lush garden through a juliet balcony, perfect! The continental breakfast was just what we needed and the common kitchen, dining and sitting rooms were also luxuriously finished. A real home from home!

Great expectations met!
Amazing property - every detail immaculate with beautifully curated artwork - Adam our host was very welcoming and sitting in the lush back garden with a glass of wine was peaceful and relaxing. The property was very clean with a very comfy bed. The location is excellent at the heart of Woburn village, so an easy walk everywhere. Could not recommend more!New paragraph

On arrival our greeting was a most pleasing experience. Very welcoming, polite and caring approach to our stay.
The moment we step into the rooms we knew we had chosen the right accommodation.
Absolutely spotless, decor and furniture imparted the story of Great Expectaions throughout whilst at the same time reflecting the owners personal touches.
Attention to detail was absolute along with care and attention from Adam our host.
Nothing, absolutely nothing was too much trouble and engaged with all the guests through their stay.
The continental breakfast table was varied shared with other guests and hosted splendidly by Adam.
We have stayed in many types of accommodation over many years and we can honestly say that we have found a hidden gem.

Absolutely the best

Expectations surpassed!

We had the pleasure of staying at this beautiful guest house for two nights recently. There is easy parking outside which is always a good start. We were welcomed in by the host Adam, who then showed us to our room - in fact he gave us a choice of rooms! Our room overlooked the front but there was barely any noise from the road. The room was beautifully furnished, bed was very comfortable and large shower with super soft towels and quality products. The continental breakfast was very good with a great choice. Everywhere throughout the house is spotlessly clean, high standard of furnishings and fittings, attention to detail is incredible - but it also very comfortable and welcoming. This is certainly the most beautiful guest house we have ever stayed in, with lots of personal touches that you wouldn’t get in a hotel. We look forward to our return visit next year.

This is going to be a bit long winded but necessary to do this this little gem justice. Undoubtedly the most beautiful guest house we have ever stayed in. So much love has gone into this place and it clearly shows. From arrival until departure the host Adam could not have been any more courteous and welcoming and nothing was too much trouble. The house is beyond immaculate and if there were such a thing as a 10* it would get that from me. Everything in the house is perfect, the decor and furnishings are of the highest standard, the attention to detail is superb, the garden is just beautiful and the host treated us like family. Woburn is a beautiful little village, lovely places to eat and very friendly. If you’re thinking of visiting Woburn, whether it be for Golf, the safari park or eating out then book into Havisham House, you won’t be disappointed and “Great Expectations” will be surpassed. Thank you Adam, if only all guest house hosts were like you. Your home is beautiful. Thank you for letting us share it. Cannot wait to return.

How lovely to be able to return to the wonderfully calm and restful Havisham House in Woburn. Adam always gives a warm welcome and has lots of useful local knowledge if required. I have stayed on several occasions now, each time in different room. They are each well appointed and spotlessly clean, the continental breakfast suits me perfectly too. Thank you Adam, I look forward to my next visit.
The Best Place We Have Ever Stayed

Adam greeted us with a cheery smile and immediately made us feel at home. Havisham House is beautifully decorated and spotlessly clean. Tea and coffee are provided in the room, in fact we had a coffee maker and a kettle, along with not just a few tea bags, but a selection of teas including peppermint, earl grey, decaffeinated, and breakfast tea. The sheets and bedding were immaculately presented and again spotless clean. The room was tastefully decorated in such a way as to feel much more homely. My partner also said that the bed was the most comfortable that she had ever slept in. I can 't state this enough the house is beyond immaculate, and Adam is an impeccable host. Lots of local knowledge and literally nothing was too much trouble. Adam made us feel so welcome that we genuinely feel that we made a new friend. We will certainly be going back and can't wait to see Adam again.

WOW!
I was really looking forward to staying here after reading the reviews. We booked last minute as Rich had a stunt day at Silverstone and so on finding this gem we travelled down and made a weekend of it with our 2 small pooches. Having top reviews then there is "Great Expectations" and Adam absolutely surpassed these!
A really welcoming and warm greeting for us and our 4 legged friends.
Our room was the top room in the building. Absolutely beautiful. Nothing to want or need and if we did it was made that I'd of felt easily comfortable to of asked Adam.
The room is furnished to a very high and stylish standard with a beautiful finish.
The Havisham House Book was a beautiful personal touch which details this historical houses history and shows the labour of love that has been put into restoring this gem of a guest house into a beautiful place to stay and enjoy.
Haversham House is second to non. It is an absolute no brainer to stay here when we visit again, in fact it has given us a reason to visit again.
The whole house facilities are also way up there. Offering use of a stunning lounge, kitchen and haven of a garden. It would be great to book at the same time as friends and family to completely utilise these top notch facilities.
Absolutely winning Adam.

Wonderful 2 night stay
We were in Woburn to play golf and had a fabulous 2 night stay at this beautiful property. It is stunningly decorated and furnished to such a high quality with lots of beautiful art work. Adam was a great host and was extremely helpful with recommending places to eat.More
